To qualify for an apartment home at 100 Regency at Clemson, gross household income must be at least three (3) times the monthly rent. All applicants 18 years of age or older must complete a rental application. Credit, rental history, and background screenings are required. Each application is reviewed to ensure a smooth and fair approval process.

• $75 Application Fee (per applicant 18+) – Non-refundable 

• $199 Administrative Fee – Non-refundable 

These fees cover the cost of processing the application and preparing the lease agreement.

• Trash: $20 

• Pest Control: $10 

• Liability Renter’s Legal Liability Waiver: $15 

• Water and sewer are billed monthly using a community allocation method (RUBS) based on occupancy and unit size. Units are not individually submetered.

These services help maintain a clean, safe, and comfortable community for all residents. 

We offer a Deposit Alternative Program to help reduce upfront move-in costs. Instead of paying a  traditional large security deposit, qualified residents may choose to pay a lower, non-refundable fee at move-in. This option allows residents to keep more cash on hand and ease initial expenses. Please contact the leasing team for eligibility details and pricing.

Yes. We proudly partner with FLEX to provide flexible rent payment options. Residents may have the  ability to split their rent into smaller payments aligned with their pay schedule. Contact the leasing office to  learn more about enrollment.

• Two pet limit per apartment home 

• $350 Pet Fee (first pet)
